If you own a home chances are that you might want to sell-up at some stage.
You’ll need to, especially if you plan to make good on that much anticipated relocation to Barbados, or even if you just want an upgrade within the same town.
If you might be looking to sell in the future then there are certain home improvements which will make your home more attractive to prospective buyers.
Here are ten from the lovely people at Abacus Estates:
1. One of the most popular ways of adding value is through a loft conversion. These can increase a property’s value by as much as 20 per cent and you do not always need planning permission, but check this first.
2. Side conversions are often the cheapest types of conversions. Even changing a basement or cellar into a small guest bedroom could do the trick.
3. Update your kitchen or bathroom. Nothing extravagant needs to be done, however neutral colours, clean cupboards and worktops are a must. Ensuring the kitchen is timeless is the best idea.
4. Update home décor, keeping walls, ceilings, floors and accessories neutral. This doesn’t necessarily add value but it definitely adds appeal.
5. If you can afford it, adding double-glazing to a house can substantially increase value as it limits energy costs.
6. Gardens are often sought after when people are buying or letting. So if your garden is in a state, clear it up. The garden doesn’t need to be landscape designed but as long as it is tidy, it can really add value.
7. Hard wood flooring can definitely add to the value as it is longwearing and efficient, although this can be expensive to lay. You might be lucky enough to discover decent wood hidden below carpets and filling in gaps or replacing the odd board won’t cost much.
8. Basic cleaning and de-cluttering attracts buyers straight away, a clean home welcomes people and makes them feel comfortable.
9. If you are trying to sell a five bedroom house with one bathroom, try converting a small bedroom into a bathroom. This is likely to be more appealing to buyers!
10. If you can open up space such as kitchen/dining rooms then definitely do! The more open plan space the better.
